VA LEARNING CENTER / HOMEBUYING

Your guide to buying a home with a VA loan.

Your VA home loan benefit may help you buy a home with less money upfront. Understanding eligibility, costs, and the process helps you put that benefit to work.

We’ll walk through the essentials, from your Certificate of Eligibility to closing day, so you know what to ask next.

Start with the basics

For eligible Veterans, service members, and certain surviving spouses.

A smiling man and woman sit at a table, shaking hands with a third person whose back is to the camera. Papers and a pen are on the table, suggesting a meeting or agreement in a bright, casual setting.

01 / UNDERSTAND YOUR BENEFIT

Start with eligibility. Build from there.

VA-backed loans are made by participating lenders, with a portion of the loan guaranteed by VA. Your service history, finances, and plans for the home each play a part.

Your service eligibility.

Veterans, active-duty service members, qualifying National Guard and Reserve members, and certain surviving spouses may be eligible. Requirements depend on your service history and circumstances.

Your financial readiness.

Service eligibility is one part of the review. Your lender also evaluates credit, income, debts, and other requirements. Start with a payment that leaves room for your household priorities.

A home you plan to live in.

VA purchase financing is intended for a primary residence. Discuss your move-in plans, military orders, property type, and any occupancy questions before making an offer.

02 / PLAN FOR THE FULL COST

No down payment may still mean upfront costs.

Eligible borrowers may purchase with no down payment, subject to entitlement, appraised value, and lender requirements. That does not eliminate closing expenses or the ongoing costs of owning a home.

Explore the mortgage calculator

Calculator results are estimates, not a loan offer or approval.

01 Your monthly housing costs

Include principal and interest, property taxes, homeowners insurance, and any HOA dues. VA-backed loans do not require monthly mortgage insurance. Also allow room for utilities, maintenance, and any separate flood coverage.

02 Your cash to close

Plan for appraisal and settlement charges, inspections, prepaid expenses, and any required down payment. Review permitted seller or lender credits and your deposit with your loan team. Keep a cushion for moving and repairs.

03 Your VA funding fee

A one-time funding fee may apply unless you qualify for an exemption. The amount depends on the loan type and other factors. Eligible borrowers may finance this fee; doing so increases the loan balance. Ask us to review your exemption status and total costs.

03 / PREPARE BEFORE YOU SHOP

Your COE is a starting point.

A Certificate of Eligibility (COE) confirms eligibility for the VA home loan benefit. It does not guarantee loan approval or determine a comfortable payment for your household.

You may request a COE through VA or ask whether we are able to obtain it electronically. The supporting service records depend on your military status.

We’ll also review income, credit, debts, assets, and the property. Share any upcoming separation, retirement, or change in employment early.

Your VA document checklist

  • Government-issued identification.
  • COE, if you already have one.
  • DD214 or other service records appropriate to your status.
  • A statement of service, when applicable.
  • Recent income records and requested tax documents.
  • Bank statements, debts, and details of other properties.

Your checklist depends on your situation. Use the secure process provided by your mortgage professional to share documents.

05 / FROM YOUR BENEFIT TO YOUR KEYS

The VA homebuying process, step by step.

Use this roadmap to prepare for the main milestones. Your purchase contract, property, documents, and loan review will determine the actual timing.

01 / Confirm your starting point

Review your COE, available entitlement, and financing goals with your mortgage professional. Talk through a comfortable budget and the documents needed for preapproval.

02 / Choose a home and make an offer

Review the property and purchase terms with your real estate professional. Discuss deadlines, contingencies, and the required VA escape clause before signing.

03 / Compare the financing

Review your Loan Estimate, payment, cash to close, fees, and rate-lock terms. Ask how the funding fee and any credits affect the final figures.

04 / Inspect and appraise

Your lender orders a VA appraisal to assess value and minimum property requirements. A separate home inspection helps you evaluate condition; the appraisal does not replace it.

05 / Complete the loan review

Provide requested documents and address any property or underwriting conditions. Keep your team informed about changes in income, credit, funds, or occupancy plans.

06 / Review, close, and move in

Review your Closing Disclosure and resolve questions with your team. Verify funds and signing arrangements, then follow the occupancy commitments for your loan.

06 / PLAN AHEAD

A few details deserve an early conversation.

Military moves & timing.

Share deployment, relocation, or separation plans early. Ask how your circumstances affect income documentation, occupancy, and the closing timeline.

Prior use of your benefit.

Tell us about existing or previous VA loans. Remaining entitlement or an eligible restoration may support another purchase; the details affect your financing options.

Property condition & plans.

Discuss condos, multiunit homes, repairs, or new construction before committing. VA eligibility for a property or use does not mean every lender offers that financing.

Changes before closing.

Check before opening new credit or moving large sums between accounts. Keep financial records and independently verify payment instructions with your closing team.

07 / VA QUESTIONS, ANSWERED

Understand the benefit before you use it.

Eligible borrowers may qualify with no down payment. Available entitlement, lender requirements, and the relationship between the purchase price and appraised value matter. Closing costs may still be due.

No. A COE documents eligibility for the benefit. Your lender still reviews the loan application, income, credit, property, and other conditions before final approval.

No. You may be eligible to use it again. A previous loan may affect available entitlement, and restoration has specific conditions. Ask us to review your COE and prior loan history.

VA-backed loans do not require monthly mortgage insurance. A separate, one-time VA funding fee may apply. Some borrowers qualify for an exemption; confirm your status and review the estimated costs with your lender.

VA purchase loans are intended for your primary residence, rather than a property bought solely as an investment. An eligible property with up to four units may qualify when you occupy one unit and meet the other requirements.

With full entitlement, VA does not impose a county loan limit, but lender approval and property value still limit the amount. If you have remaining entitlement, county limits help determine the available guaranty and whether a down payment is needed.
